Gioia 22, Italy

Gioia 22 is a landmark office tower located in Milan’s Porta Nuova district, developed by Coima SGR and designed by PCPA. The project represents a benchmark in technological innovation and environmental performance, achieving LEED, WELL, and Cradle to Cradle (C2C) certifications.

The 25-storey tower is enclosed by a high-performance, highly insulated façade system combining reflective glazing with thermally broken aluminium profiles. Triple Glazed Units are integrated to achieve very low thermal transmittance values, fully compliant with stringent energy efficiency requirements.

A bespoke façade design was developed to minimize heat losses and reduce thermal bridging, playing a key role in the overall energy-saving strategy of the building. Low-emissivity and high-selectivity glass coatings are employed to control solar radiation while optimizing visual comfort for users. External sun-shading devices are integrated into the envelope to further enhance thermal and daylight performance.

The building generates more than 65% of its energy demand from renewable sources, supported by power-optimized Building Integrated Photovoltaic (BIPV) modules and free-cooling strategies.

As a result of these integrated façade and energy solutions, Gioia 22 qualifies as a Nearly Zero Energy Consumption Building, demonstrating how advanced envelope design can directly drive sustainability performance in high-rise office developments.
